Sec. 78-418. Conditional uses. <br /> Within any RR-1B one family rural residential district, no structure or land shall be used for the following <br /> uses without a conditional use permit: , <br /> (3) Churches, including those related structures located on the same site which are an integral part of <br /> the church proper, and convents or homes for persons related to a religious function on the same site, <br /> provided no building other than a residence shall be located within SO feet of any lot line of an abuning lot <br /> in an R district. <br /> Sec. 78-IS16.Required off-streetparking. <br /> Where the principal use of the structure served is as listed, the minimum parking facilities(open or <br /> enclosed)shall be as shown. <br /> (S) Churches, auditoriums, undertaking establishments, at least one for each four seats based on the <br /> design capacity of the main assembly hall. <br /> Building height means the vertical distance between the highest adjoining ground level at the building or <br /> ten feet above the lowest ground level, whichever is lower, and the top of the cornice of a flat roof, or the <br /> deck line of a mansard roof, or the uppermost point on a round or other arch-rype roof, or the average <br /> height of the highest gable of a pitched or hipped roof. Topographic changes which elevate the adjoining _ <br /> ground level above the existing terrain shall not be considered in determining building height. <br /> Sec. 78-1491 (g) Size of parking spaces. Each parking space shall be not less than nine feet wide and 20 <br /> feet long, and each space shall be served adequately by access drives. For purposes of calculating parking <br /> space reguirements, one parking space for one vehicle shall equal 300 square feet of storage and <br /> maneuvering area, including access drives. <br /> Sec. 78-IS15.Design and maintenance of parking areas. <br /> (a) Access. Parking areas shall be designed so as to provide an adequate means of access to <br /> a public alley or street. This driveway access shall not exceed 30 feet in width at the public walk centerline <br /> and shall be so located as to cause the least interference with traffic movement.All off-street parking <br /> spaces shall have access off driveways and not directly off a public street. <br /> (b) Fractional spaces. When the determining of the number of required off-street parking <br /> spaces results in a fraction, each fraction of one-half or more shall constitute another space. <br /> (c) Signs. Signs located in any parking area necessary for orderly operation of traffic <br /> movement shall be in dddition to accessory signs otherwise permitted. <br /> (d) Surfacing.All of the area intended to be utilized for parking space and driveways for four <br /> or more vehicles shall be surfaced with material to control dust and drainage. <br /> (e) Lighting. If lighting is provided, it shall be accomplished in such a manner as to have no <br /> direct source of light visible from the public right-of-way or adjacent land. <br /> (fi Curbing.All open off-street parking areas designed to have head-in parking along any <br /> lot line shall provide a tire bumper or curb of adequate height and properly located to ensure that no part <br /> of any car will project beyond the required setbacks. <br /> (Code 1984, §10.61(9)) <br /> Sec. 78-420.Area, height, lot width and yard requirements. <br /> (a) Height. No structure or building in any RR-I B district shall exceed 2 12 stories or 30 <br /> feet in height except as provided in section 78-1366. <br /> (b) Lots.
