The following comments will be added to the Temporary Certificate of <br /> Occupancy, able to be issued later today. The city does require an escrow of 3%of the value of the project, capped at <br /> $10,000. <br /> City Staff inspected the property on September 19 at approximately 1:30 pm. Our focus was the condition of the gravel <br /> driveway, shared privately with all 8 properties using it for access. The condition of this drive was a concern during the <br /> City Council review of the variance, and staff was instructed to document before construction and post <br /> construction. This issue was noted in the builders acknowledgement form and initialed by you. <br /> In general, the condition of the gravel drive is in good condition, however, the east and west ends show damage or need <br /> of additional gravel. Attached are 7 pictures noting these issues. <br /> "2-16 Entrance...", pictures taken before construction show the asphalt apron free from alligatoring, or substantial <br /> cracking. The concrete access drive for the eastern most property is cracked in this picture. The 9-19-17 East end <br /> picture shows alligatoring, and the asphalt surface broken and in some cases piled up at the curb line. This asphalt <br /> apron will need to be repaired. <br /> The 10-10-16 west end picture shows gravel,the 9-19-17 West End Picture shows compacted gravel and mud. This <br /> should be repaired. <br /> Also observed was damage to Crystal Bay Road. Parking on the edge of the pavement resulting in cracking along the <br /> shoulder.
