The Spring Hill Golf Club property in total contains 203.45 acres; 155.25 <br /> acres within Orono and 48.2 acres within Medina. <br /> b. The application was reviewed based on the following plans by James R. Hill <br /> (hereinafter collectively the "Plans°): <br /> i. Sheet 1.2 Drainage Maps dated 03/18/15 <br /> ii. Sh'eet 2.1 Erosion & Sediment Control Details dated 05/05/15 <br /> iii. Sheet 3.1 Final Grading & Drainage Plan dated 04/30/15 <br /> iv. Sheet 4.1 Final Utility 8 Site Plan dated 05/05/15 <br /> v. Sheet 4.2 Preliminary Landscape Plan dated 05/05/15 <br /> 5. The City Council has considered this application including the findings and <br /> recommendations of the Planning Commission, comments by the Applicant, and <br /> comments from the public, as well as the effect of the proposed conditional use <br /> on the health, safety and welfare of the community as well as the impact on <br /> properties in the vicinity. <br /> 6. The City Council finds that the project is in accord with the objectives of the RR- <br /> 1 B zoning district in which the Property is located and with the comprehensive <br /> municipal plan and that the Building will not be detrimental to the public health, <br /> safety or welfare, or materially injurious to properties or improvements in the <br /> vicinity. � <br /> CONCLUSIONS, ORDER AND CONDITIONS <br /> Based upon one or more of the above findings, the Orono City Council hereby grants a <br /> approval pursuant to Orono Municipal Zoning Code Section 78-418 for a conditional use permit <br /> (hereinafter the "CUP") to permit construction of the Building, a new driveway and parking area, <br /> subject to the following conditions: <br /> 1. Council approval is based on the Plans submitted by the Applicant and annotated by <br /> City staff, attached to this Resolution as Exhibits A through E; and the submitted <br /> elevation drawings and floor plan attached as Exhibits F & G. Any amendments to the <br /> Plans which are not in conformity with City codes will require further Planning <br /> Commission and City Council review. <br /> 2. Owner shall maintain the septic system under a contract with a licensed pumper and <br /> annual pumping reports shall be submitted to the City. <br /> 3.
