MINUTES OF THE <br /> ORONO PLANNING COMMISSION MEETING <br /> Monday, September 15,2014 <br /> 6:30 o'clock p.m. <br /> 10. Comments of other City Staff. <br /> Grittman stated that is the envelope of the information that is being requested. Once that information is <br /> received and Staff has had time to review it,the application will be brought back before the Planning <br /> Commission in October. <br /> Pat Hiller, Source Land Capital, stated a lot of work has occurred since last fall and that a number of <br /> meetings have also occurred since then,including several meetings with the neighbors. Initially the <br /> development had 59 lots,and based on the net buildable area, 60 lots were allowed. <br /> Hiller stated as they went through the different iterations of the sketch plan, they were balancing the <br /> economic considerations with the topography and city requirements. Hiller stated the preliminary plan <br /> before the Planning Commission tonight proposes 47 lots on a site that has a gross area of just under 150 <br /> aces. Hiller stated when you subtract out the right-of-ways and the wetlands and the buffers, you end up <br /> with a net site area of approximately 120 acres. <br /> Hiller noted Outlot C was part of the original sale from the Wengstroms. When Grant sold the property, <br /> he wanted to maintain Outlot C. When the plat is formally approved, Outlot C will be given back to <br /> Grant. Outlot C is a 2-acre lot and is a legal conforming lot. Hiller stated to his knowledge nothing will <br /> happen with Outlot C for the immediate future. <br /> Landgraver asked what is on the north side of that lot. <br /> Hiller indicated it is another residential lot. Hiller stated the 47 lots average 2.5 acres each. The <br /> Conservation Easement area is depicted on the map as dark green and consists of approximately 64 acres. <br /> Hiller stated as they went through the various iterations and concepts of the plan,the whole idea with <br /> Lakeview was to rehabilitate a significant portion of the site and turn it back into something natural <br /> looking, with the idea to retain the natural water pathways. <br /> Hiller indicated on the overhead how the water generally flows on the site. Hiller stated they are <br /> working with the natural pathways and that it made sense to keep those areas connected. As a result, a <br /> Page 46 of 59 <br />
