Wherever a "B-3" Shopping Center <br /> Business District abuts or is across the street from an "R" <br /> District, an adequate fence or compact evergreen hedge not less <br /> than 50� opaque nor less than six feet in height shall be erected. <br /> When adjacent to a street, it shall not be less than three feet nor <br /> more than four feet in height. <br /> M. Building Design and Construction. See Section <br /> 10. 40 , Subdivision 6 , Subparagraph G. <br /> N. Height. No structure or building shall exceed <br /> 2-1/2 stories or thirty feet in height except as provided in <br /> Section 10 .75 . <br /> SEC. 10.43. B-4 OFFICE AND PROFESSIONAL BUSINSSS DISTRICT. <br /> Subd. 1. Purpose. The "B-4" Office and Professional <br /> Business is intended to provide a district which is related to and <br /> may adjoin residential districts or other business districts for <br /> the location of administrative office buildings and related <br /> offices. The office uses allowed in this district are those in <br /> which there is limited contact with the public and no exterior <br /> display or selling of inerchandise to the general public. The <br /> district shall have im mediate access to adequate highways and <br /> public sanitary sewer . <br /> Subd. 2. Application. All applications for a building <br /> permit in any "B-4" Office and Professional District shall be <br /> reviewed by the Council and may be referred to the Planning <br /> Commission for review. <br /> Subd. 3. Permitted Uses. Within any "B-4" Off ice and <br /> Professional Business District, no structure or land shall be used <br /> except for one or more of the following uses: <br /> A. Municipal Buildings. Municipal buildings where <br /> the use conducted is customarily considered to be an office use. <br /> B. Offices. Professional offices and offices of <br /> the general nature. <br /> C. Clinics, Clinics for human care on an out- <br /> patient basis only. <br /> D. Banks and Insurance Offices. <br /> Subd. 4. Conditional Uses. Within the "B-4" Office and <br /> Professional Business District no structure or land shall be used <br /> for the following uses except by conditional use permit: <br /> A. Nursing Homes, Hospitals. Nursing homes, <br /> hospitals, rest homes or retirement homes, provided the site shall <br /> contain not less than 600 square feet of lot area for each person <br /> to be accom modated and that no building be located less than 35 <br /> feet from the side lot line . <br /> ORONO CC 345 (4-1-84) <br />
