The Property is guided for Low-Medium Density Residential in the 2030 Community <br /> Management Plan. <br /> 3. The Property is located in the LR-1 B One Family Lakeshore Residential Zoning District <br /> which requires a minimum of 1.0 acres and 140 feet of width; the Property contains 4.57 <br /> acres in area and has a defined lot width of over 1,000 feet at the lakeshore. <br /> 4. The Property is located within the Metropolitan Urban Service Area (MUSA). Sewer is <br /> available to the Property. <br /> 5. The Property is within Tier 1 and hardcover on each lot is limited to 25% according to the <br /> Stormwater Quality Overlay District Map. <br /> 6. The Property will be subdivided as conforming LR-1 B division resulting in 2 buildable lots <br /> and an outlot. Both lots conform to the size and width requirements of the City Code for <br /> the LR-1 B district and back lot subdivisions. <br /> 7. Access to Lot 1 will be via Walters Port Lane; and Lot 2 will be via the Pence Lane private <br /> driveway shared with 2715 Pence Lane, which accesses Kelly Avenue on the north. <br /> 8. The Owners have prepared grading plans to manage stormwater on site without <br /> negatively impacting adjacent parcels. <br /> 9. The Park Fee is determined as 8% of the fair market value of the land being subdivided, <br /> but must be between a minimum of $3,250 and a maximum of $5,550 per residential <br /> dwelling unit. For the proposed development, the Park Fee would be based only on the <br /> new lot created. The City's Assessor has determined that the subdivision will be subject <br /> to the maximum fee for one lot. <br /> 10. The development is subject to the 2018 Stormwater and Drainage Trunk Fee of $5,250 <br /> per acre. For the 1.0-acre zoning districts, any lot exceeding 1.0 gross acres, including <br /> wetland, shall be charged a maximum trunk fee equal to the trunk fee for a 1.0 acre parcel. <br /> 11. The Owners have submitted a Conservation Report prepared by MH3 Design Group LLC <br /> which describes the environmental features of the site, defining what natural values of the <br /> site should be preserved or enhanced and how that should occur. <br /> 2 <br />
