This tier is permitted up to 25% of <br /> the entire lot area to be hardcover. The hardcover calculations on file prepared by Mark Gronberg dated <br /> 5/10/10 indicate the hardcover on the property was 6,237 sq ft which included landscaped area with rock <br /> underlain with fabric. I believe that you would have enough hardcover available for a potential project <br /> according to my rough calculations, which should be verified by your surveyor. <br /> Your property is considered a lakeshore lot and according to City Code section 78-1279 (pasted below) <br /> structures on your property cannot be located forward, i.e. closer to the lake, than that of your neighbor. I have <br /> attached the building permit application. One requirement of the building permit application will be an updated <br /> survey, including hardcover calculations. As your neighboring property to the north does not have a principal <br /> structure make sure the surveyor you hire shows the lakeward most point of the neighboring property on your <br /> survey (the distance to be shown in feet). <br /> If you have any other questions, please don't hesitate to contact us. <br /> Sec. 78-1279. - Placement of structures on lots. <br /> When more than one setback applies to a site, structures and facilities must be located to meet all <br /> setbacks. Structures shall be located as follows: <br /> (6) Average /akeshore setback. No principal or accessory structure shall be located closer to the <br /> lakeshore than the average distance from the shoreline of existing residence buildings on adjacent <br /> lots; except that this does not apply to stairways, lifts, landings and lockboxes. Further, the average <br /> lakeshore setback shall apply only to classified lakes and shall not apply to tributaries.
