Land <br /> valuations for non-lakeshore building lots in the <br /> neighborhood appear to be $20,000-25,000. Clearly, <br /> this parcel has not been taxed as buildable land. <br /> Given the history of the property, I believe it is very <br /> questionable whether the City would allow you to build on it. <br /> Your initial step would be to have a topographic survey <br /> completed. Such a survey should include 1' contour lines plus <br /> contour lines for the 929.4' and 931.5' elevations, which are the <br /> normal water level for Lake Minnetonka and flood plain elevation <br /> respectively. Based on that survey, we could then determine <br /> whether or not the dry buildable area (above the 929.4 elevation <br /> and not wetland) is la.rge enough to meet the zoning district <br /> requirements. If not, the next step would be to apply for a <br /> variance. If no variance is needed, you would have to ask the <br /> Council for re-instatement of buildability and water service. <br /> One further consideration is that the property may have been <br /> partially filled long ago and this could lead to foundation <br /> concerns. <br /> Again , I think there is a high probability that this <br /> property would not be approved as a building site. However, if <br /> you wish to pursue it, certainly the survey work noted above <br /> would be the first step.
