The existing home is located within the 75 <br />foot lakeyard setback and within the 50 foot rear yard setback. The proposed new home will <br />conform to the 75 foot lakeyard, average lake setbacks, and permissions afforded to non- <br />conforming structures. Due to contours and steepness of the lot, they are requesting a rear and <br />side yard setback variances to allow them to be 17.9 feet from the rear (street) property line <br />instead of the standard 50 feet and 10.3 side yard setback where a 11.6 setback is required. <br />This lot is unique in for the LR -1A zoning district where the bend of the shoreline creates a <br />curved 75 feet lakeyard setback which overlaps the 50 foot rear yard setback eliminating a <br />conforming building envelope on the lot. A rear setback variance is requested, therefore lot <br />area and lot width variances will also be needed due to the substandard area and width of the <br />lot. The applicant is proposing to build a deck on the lake side of the property 63 feet from the <br />OHWL.
