The purpose of the site visit was to meet with the properly owner and his landscaper to discuss drainage concerns and water damage to the home. Upon arrival we met with both parties and walked the property to review the drainage issues. Issues we encountered were inadequate drainage away from the home causing water to enter the lower level, a drainage swale on the north side of the home that was shaded to a point that vegetation could not establish itself, and other localized drainage concerns. It was apparent that changes to the grading needed to be made immediately to protect the home from further damage and insure water did not trespass onto neighboring properties. We discussed options with the homeowner and landscaper and agreed to changes that included a rock drainage way along the north side of the home where vegetation could not get established, routing rain gutters into draintile under the sidewalk and to the lakeside of the property, installing a small retaining wall on the north side of the home to protect against erosion and some minor grading in the lakeside yard to enhance drainage away from the home in a manor that would minimize impacts to the slope to the lake. Given the amount of rain that had fallen in the recent days and more rain imminent it was my opinion that these improvements were urgently necessary to minimize further structural damage to the property.
