The purpose of the site <br /> visit was to meet with the properly owner and his landscaper to discuss drainage concerns and <br /> water damage to the home. Upon arrival we met with both parties and walked the property to <br /> review the drainage issues. <br /> Issues we encountered were inadequate drainage away from the home causing water to enter the <br /> lower level, a drainage swale on the north side of the home that was shaded to a point that <br /> vegetation could not establish itself, and other localized drainage concerns. It was apparent that <br /> changes to the grading needed to be made immediately to protect the home from further damage <br /> and insure water did not trespass onto neighboring properties. <br /> We discussed options with the homeowner and landscaper and agreed to changes that included a <br /> rock drainage way along the north side of the home where vegetation could not get established, <br /> routing rain gutters into draintile under the sidewalk and to the lakeside of the property, installing <br /> a small retaining wall on the north side of the home to protect against erosion and some minor <br /> grading in the lakeside yard to enhance drainage away from the home in a manor that would <br /> minimize impacts to the slope to the lake.
