Because <br /> the plat of Lafayette Ridge is a Planned Residential Development <br /> served with municipal sewer, the individual lots are smaller than <br /> 1/2 acre, but are credited with open space at a 1/2 acre density. <br /> Therefore, when calculating hardcover and lot coverage, your base <br /> lot area is considered as being 21 , 780 s.f. , although in <br /> actuality your lot is only 9,000 s.f. <br /> For all lots less than 2 acres in area , lot coverage by <br /> structures is limited to 15$. 15$ of 21,780 s.f. is 3,267 s.f. <br /> Your property is located in the 500-1000' hardcover zone, <br /> allowing 35$ hardcover. 35$ of 21,780 s.f. is 7,623 s.f. <br /> Setback requirements for Lafayette Ridge were defined in the <br /> covenants for that subdivision and accepted by the City Council <br /> in Resolution #891.
