The home on the property was constructed in 2001 along with a total of 25% <br /> hardcover within the 75'-250' setback zone; no variances for hardcover were granted for <br /> the project. In 2004, the same previous owners were notified that recently constructed, <br /> unpermitted decks on their property exceeded the allowed 25% hardcover level. As the <br /> subject decks were constructed in violation of City Codes and without building permits <br /> the decks were removed. Subsequently patios, a wider driveway and retaining walls <br /> were constructed on this property without permits and resulting in overages in hardcover. <br /> Permits are also required for any amount of grading and the construction of retaining <br /> walls. <br /> The City is aware that 3195 Casco Circle is currently listed for sale. This letter is your <br /> officiai notification that the property is out of compliance with City Code 78-1288 <br /> regarding hardcover. In order to bring the property into compliance excess hardcover <br /> must be removed or a variance must be obtained.
