An accessory structure less than 750 sf must be <br /> setback back at least 10'from the side property lines, 10' from the house and 35' from the delineated edge of a <br /> wetland. Detached accessory buildings are not permitted closer to the street than the home. Attached is a copy of the <br /> City's information sheet on Accessory Structures. The property is 2.2+acres in area. A 1,200 sf accessory building is the <br /> maximum size allowed. Buildings over 750 sf require 15' side yard setbacks and structures over 1,000 sf require 30' side <br /> yard setbacks. <br /> A wetland delineation was performed when the house was constructed in 2005. Wetland delineations are valid for 5 <br /> years. Your project may not trigger the Minnehaha Creek Watershed DistricYs (MCWD) requirements for a wetland <br /> delineation but according to the City's Rules (Code Section 78-1605) any proposed project within 150' of a wet�and <br /> requires the wetland to be delineated. <br /> After the delineation has been completed and the edge staked in the field,the report should be submitted to the MCWD <br /> for their approval as they are the governing body over wetland regulations. Once approved, the delineated edge of the <br /> wetland should be surveyed and shown on an updated survey, along with the location of the proposed accessory <br /> structure and any proposed grading. Attached is a copy of the City's survey requirements. <br /> Additionally,the property is located in Tier 1 of the Stormwater Quality Overlay District which permits up to 25%of the <br /> gross area of the lot to be covered in hardcover. I don't believe hardcover on this lot will be close to the 25%, but we <br /> need updated information for the permit review. The City's Hardcover packet is attached.
