As I understand <br /> your request, there currently is a 1,600 square foot accessory building on your property and you <br /> would like to construct an additional 1,600 square foot building for storage and to serve as a <br /> guest house. City Code 78-1434 regulates oversized accessory structures within the City of <br /> Orono. An oversized accessory structure is defined as an accessory structure 1,000 square <br /> feet in area or above. Each property, regardless of area, is permitted one oversized accessory <br /> structure of at least 1,000 square feet in area (other code restrictions apply). The maximum <br /> size of the OAS permitted on properties is broken out in the table within Section 78-1434 <br /> (enclosed). <br /> According to Hennepin County Property Records, your property is 2.97 acres in area. Based on � <br /> this acreage your property is permitted one OAS 1,200 square feet maximum and additional <br /> accessory buildings (less than 999 s.f. each) totaling 2,400 square feet in area (setbacks, <br /> hardcover regulations also apply). A building permit will not be issued to construct any <br /> accessory structures on your property which propose to exceed 999 square feet in area. <br /> Further, City Code 78-303(8) states that guest houses must meet all regular lot requirements of <br /> the LR-1A district, including lot area.
