An accessory structure <br /> on this size property is limited to 1000 SF total. Because this is a lakeshore lot an accessory building located between the <br /> street and the house must meet the required principal structure setback(for this properly it is 30 feet). The general <br /> setback requirements are based on the size of the building and the breakdown is: 10'side and rear setbacks if it is less <br /> than 750 SF; between 750 and 1000 SF it must be at least 15'from side and rear; and over 1000 SF is principal structure <br /> setbacks (not allowed on this property). If the building proposed is to be a garage for vehicles there are additional <br /> setback standards which allow the structure to be as close as 10 or 15'from the road if the doors face away from the <br /> street. <br /> There is a 35-foot City setback requirement from the pond which shows up on my map as a wetland.
