Hanson and Cohen were <br />absent. The following represented the City staff: <br />Building & Zoning Administrator Mabusth# Assistant <br />Planning & Zoning Administrator Gaffron# Building <br />Official Jacobs# and City Recorder Peterson. <br />Counci1members Callahan# Peterson# and Goetten were also <br />present. <br />*1257 CATHBRIBB A. CRAM <br />3700 WATMTOW ROAD <br />PRBLHIIRART 8UBDIVISI0H <br />POBUC HRAR1B6 7:15-7:23 <br />The Affidavit of Publication and Certificate of Mailing <br />were noted. <br />Gordon Coffin# of Coffin t Gronberg Engineers and Land <br />Surveyors# was present representing Ms. Cram. <br />Mr. Coffin explained the request for preliminary <br />subdivision approval of a 72 acre homestead into 3 lots. <br />Lot 1# Block 1 contains 22.27 acres with an existing <br />barn and shed (no principal structure). Lot 2# Block 1 <br />contains 30.1 acres with two residences. Lot 1# Block 2 <br />contains 18.6 acres %ith no structures. <br />Regarding the two residences on Lot 2# applicant at this <br />time does not wish to divide off the rental house. <br />Staff recommends that this issue be addressed if Lot 2 <br />is further subdivided. Additionally# if Lot 1# Block 1 <br />has not been sold within one year# staff recommends that <br />applicant legally combine Lot 1, Block 1 with Lot 2# <br />Block 1; or remove the barns. If the new owner has not <br />filed a building permit application for a new residence <br />on Lot 1# Block 1 within one year of final plat approval <br />date# the accessory structures would have to be removed. <br />Mr. Coffin stated that Mrs. Cram is out of town and has <br />not been advised of staff's recommendation and he could <br />not comment on her behalf. <br />Mabusth stated that Mrs. Cram is anxious to release the <br />property for sale (Lot 1, Block 1) and would like <br />Planning Commission to act on the application at this <br />time. She noted that if applicant was not agreeable to <br />staff's recommendation regarding the accessory <br />structures# the application would be brought back to the <br />Planning Commission in April.
