This would require <br /> a 30' side/street sef-back, but since you're going to need variances anyway, go <br /> ahead and have your surveyor create plans using a 10' side yard set-backs. This <br /> is consistent with your phone conversation with Evelyn in April 2008. <br /> . • Because of "Bluff Street", you don't need to comply with "average lakeshore set- <br /> back" with the home to the west of yours. When moving the house back, place it <br /> even with your neighbor east. <br /> • One more item to keep in mind. Your lot is less than 2 acres and City Code <br /> states that the lot cannot have more than 15% structural coverage on it. Your <br /> surveyor should be able to assist with that calculation also. <br /> When you have a new survey completed, showing existing structures and proposed <br /> structures including hardcover calculations.
