Topographic survey required to determine extent of <br /> floodplain. <br /> Shoreland: Property is at least partially within the 500 to 1000 foot shoreland zone. <br /> Maximum hardcover on that portion of lot would be 35%. Hardcover survey and calculations <br /> required to determine compliance. <br /> Wetland: Area in northwest corner of site is wetland classified as a Manage 2. No structures <br /> allowed within 35 feet of wetland (wetland buffer). Additional 20 foot setback required for any <br /> buildings. Construction of pool would probably trigger requirement to re-create or restore the <br /> wetland buffer area if it does not meet the standards. Wetland delineation required to <br /> determine wetland location, also should be mapped on the topographic survey. <br /> Setbacks (pool and pool terrace): No closer to Old Crystal Bay Road that the house at its <br /> closest point. 10 feet from side and rear property lines, more if pool is over 1,000 square feet. <br /> 20 feet from drainfield and secondary drainfield site. Pool itself must be 10 feet from any part <br /> of house (including attached decks or stairs). <br /> Property is also subject to covenants. A copy of the recorded document should be obtained <br /> and examined. <br /> THIS IS ONLY A PARTIAL SUMMARY OF APPLICABLE REGULATIONS.
