REGULAR MEETING OF THE ORONO COUNCIL, FEBRUARY 13, 1979 Page 13 <br /> Mr. Jim Bruce, representing Fred Herfurth, reviewed PRD/SUBDIVISIOI <br /> the past history of the application fora PRD/Sub- 225 North Fern+ <br /> -z, division/Conditional Use Permit, at 225 North Ferndale, #434 <br /> and its concept commenting that we believe the PRD Fred Herfurth <br /> concept is appropriate for the area to accommodate <br /> our Honeowner's Association proposal. <br /> STATEMENT BY SUBDIVIDER: <br /> "The owners, Jim Bruce, Steve Bruce, Jim Lawrence, <br /> and Fred Herfurth, all residents of Wayzata and <br /> Orono, intend to develop the Abrahamson property <br /> (225 North Ferndale) immediately, if approved, into <br /> eight single family residences, attached, in pairs. <br /> The existing residence will be "added to" to create <br /> two residences; an additional three structures of <br /> two units each will be constructed. Property is <br /> served by sewer and water from Wayzata. Wayzata has <br /> approved this density for utilities. <br /> The intended market will be older "empty nesters". <br /> We expect a density of 2.1 persons per dwelling. <br /> The architecture will be "rustic traditional" , <br /> and the price range will be $150,000 - 200,000 per <br /> unit. All property, other than the platted lot, <br /> will be owned, governed, and.maintained by a Horse <br /> Owner's Association, all specified and regulated <br /> by Deed Restrictions. This will include tennis <br /> courts, roads; lawns and wild areas. <br /> The density and architecture will conform with <br /> surrounding neighborhoods. We know there is a <br /> demand for this "way of life", as eight of the eight <br /> units are asked for. All eight purchasers are <br /> "Lake Area Residents", who desire to rid themselves <br /> of the problems of main't4ining their present homes <br /> and exchange for a "new, easier-way-of-life" and <br /> remain in the Lake Area which they love." <br /> Mayor Van Nest: The topography has to be considered <br /> as a hardship which does not adhere to performance <br /> standards. <br /> Jim Bruce: . I believe this proposal conforms to <br /> areas adjacent to this. Traffic is not an issue. <br /> We believe the number of units would be esthetically <br /> sound. <br /> Mayor Van Nest: I have a problem with the two variances <br /> required which are: <br /> 1.
