A <br /> guest house requires double the minimum lot area required in a zoning district. Since <br /> your property is located within the LR-lA zoning district, a minimum lot area of 2 acres <br /> is required. Therefore, a guest house would require a lot area of 4 acres ��•hereas your <br /> property is approximately 2.488 acres in area. <br /> However, instead of adding onto the detached garage, an addition onto your principal <br /> structure with a non-rental guest apartment is a permitted conditional use within the <br /> zoning district. Any addition onto your principal structure would be required to meet the <br /> following requirements: <br /> Front Yard Setback (from North Arm Drive) 50' <br /> Rear Yard Setback 50' <br /> Side Yard Setback (from property to the west) 30' <br /> Side Yard Street Setback (from North Arm Lane) 50' <br /> From other structures on the property 10' <br /> From septic systems 20' <br /> From wells 3' <br /> From wetlands 2G' <br /> Height of structure 30' or 2 '/z stories <br /> A non-rental guest apartment is for use of the occupants of the principal residence, <br /> including domestic employees or non-paying guests.
