The plans indicate that the garage <br /> structure is built of conventional wood framing with 2x4 wood studs for bearing walls, <br /> and LVL beams for the door headers. The roof is a cape cod architectural style with a <br /> steep 10:12 pitch and is framed with 2x6 roof joists and collar ties. The garage also has <br /> an upper level framed with 2x10 joists spaced at 16" on center that is intended to be used <br /> for light miscellaneous household storage only. <br /> Since the garage is a detached structure and the upper level storage area will not be a <br /> habitable space; it is my opinion that the building can be safely supported on a floating <br /> concrete slab on grade type foundation without frost footings. Depending on the soil <br /> conditions, there is risk of differential foundation settlement �.nd/or seasonal movement <br /> due to frost heave.
