Currently your client owns 7 properties <br /> on Maple Place; all of which have a separate PID. Their intent was to create or combine 3 separate lots to sell. I now <br /> have more information on the necessary process and direction for your client. There are many rules and statutes which <br /> govern the use of and development of nonconforming properties in and out of the shoreland areas. <br /> A plat will be required, but not a subdivision as the application packet states. Because you intend to combine existing <br /> substandard parcels to create 3 parcels which will be as close to conforming as possible my recommendation is this: <br /> 1. Preliminary plat (lot line adjustment) with lot area variances. $700 fee plus engineering costs as we discussed. <br /> You will be able to create 3 lots which are nearly conforming in area. Without the lot area variances you can <br /> create 2 fully conforming/buildable lots. <br /> a. Along with the list of submittals,you will need to submit a preliminary plat drawing (survey) which <br /> shows the current and proposed lot line configuration as well as topography etc as listed within our <br /> Survey Requirements handout. <br /> 2. Final plat(lot line adjustment plat) $700+engineering and legal fees. <br /> a.
