Jesse �truve <br /> To: Christine Mattson; Mike Gaffron <br /> Subject: 20120611 1587 Maple Place <br /> Christine and Mike, <br /> I have reviewed the grading plan for 1587 Maple Place, stamped received on June 4, 2012 and have the following <br /> comments: <br /> • The grading plan presented does not reflect the grading plan approved at the May 14th City Council Meeting. <br /> • The approved CUP addressed the storm sewer concerns for the entire group of properties being proposed to be <br /> developed. As of today,the CUP has not been signed and no grading has taken place on this site. The CUP does <br /> show significant grading taking place on this property, but the submitted grading plan does not reflect this. The <br /> applicant will need to either sign the CUP and perform all the grading proposed and approved in the CUP or they <br /> need to submit an approved storm sewer model showing there will are no impacts on the proposed structure. <br /> This analysis will also have to be redone for each future proposed plan. <br /> • If they want to submit a model to try to show the home is not impacted by storm sewer, the model will need to <br /> be done with the existing outfall and cannot use the proposed outfall improvements. If the applicant chooses to <br /> not sign the CUP and intends to try a site by site approach,the City will not perform the outfall improvements <br /> until the grading plan as proposed in the CUP is completed. Also, it should be noted that if the applicant <br /> chooses to go on a site by site approach there is a good chance future sites will not be approved because there <br /> is a good chance they will be impacted by the storm sewer. <br /> • The applicant has not submitted approval for how this home will get water.
