I advised Joe that he could make the building permit application to build a single <br /> residence on the combination of the two lots. in discussions with "Abby' at Hennepin County(612-348-2995) I learned <br /> that Hennepin County will be processing a combination of Lots 16& 17 per the City's request in Tax Forfeit Resolution <br /> No. 5965 adopted 9-14-09. <br /> The combined property should be assigned the address 3484 Lvric Avenue. Chris—please make a street file for this <br /> address—I have various documents to put in it. <br /> The combined property is 100' x 134.5' or 13,450 s.f. in area and subject to the LR-1C zoning standards. Because the <br /> property is a nonconforming lot within the Shoreland Overlay District, it is subject to the provisions of Section 78-72(c). <br /> Because past City requirements for combination of these previously tax-forfeited lots pre-date the recent state statute <br /> regarding nonconforming lots of record in Shoreland,they will be subject to Section 78-72(c)(1) rather than 78-72(c)(2). <br /> The property is limited to 25% hardcover. <br /> The property was fully assessed for sewer and water service in the 1963-1B and 1964-16 sewer projects and 1970 LW-1 <br /> water project. Sewer and water stubs are available. No assessments for sewer or water are due.
