In 1984 they were platted as a PRD so each <br /> unit is on its own lot with the remainder of the property being common area. <br /> Resolution No. 1621 adopted 4/23/84 zoning file 754 <br /> There is no record in the file of discussion about setbacks and apportioning hardcover. <br /> Subsequently it was determined that: <br /> • each unit could be eXpanded to the limits of the individual lot, except the area within the <br /> drainage and utility easement that runs between the two buildings <br /> • structural coverage does not apply because the entire development is over 2 two acres <br /> • each unit could fill the entire portion of its lot within the 75 to 250 zone and hardcover <br /> in the 75 to 250 foot zone would not exceed 25 percent. <br /> • Hardcover in the 250 to 500 foot zone is calculated for the entire development. A small <br /> portion of each lot is in the 250 to 500 foot zone. (See 1992 survey in 2499 file.) <br /> According to hardcover calculations submitted in 1992 with a building permit for 2499 the 250 <br /> to 500 foot zone is at 30 percent. Additional hardcover might be possible as hardcover in the 75 <br /> to 250 was about 11 percent. Unused hardcover allowance could be transferred to the 250 to <br /> 500 foot zone. An updated survey and hardcover calculations would be required. <br /> The garage in the common area was approved in 1985 (Resolution No. 1879). Information is in <br /> the 2499 file. <br />
