Zoning Code Section 78-1288 regarding hardcover limitations. <br /> 2. Zoning Code Section 78-1403 regarding lot coverage by structures. <br /> 3. City Council Policy Resolution No. 4006 (11-24-97) establishing policy regarding the <br /> hardcover status of plastic and fabric landscaping materials and defining the distinction between <br /> structural and non-structural hardcover. <br /> 4. City Council Policy Resolution No. 5179 (5-24-04) establishing policies regarding minimum <br /> hardcover standards for garages, driveways, sidewalks and similar property features. <br /> Regarding the conversion of your tuck-under garage to living space, a portion of your unusually large <br /> existing garage space could potentially be converted into living space, as long as two stalls remain. Any <br /> conversion leaving less than two functional garage stalls would be out of compliance with Policy 5 of <br /> Resolution 5179, unless you can show that you have hardcover available for a garage addition or <br /> detached garage. However, you do not have available structural coverage allotment for an addition or <br /> detached garage, and conversion of existing driveway hardcover from non-structural to structural <br /> hardcover would also require a variance.
