MEETING W/TED CAPRA—4/19/04— lOAM <br /> Possible Hardships to Consider when applying for a hardcover variance: <br /> • the ability to provide adequate parking on your lot, and <br /> - • City Code requires 21,780 s.f. of total lot area—if your lot's area is under this <br /> there may be a small hardship built into the substandard area of your lot. <br /> As mentioned in our meeting, staff will recommend that your project meet the 25% <br /> hardcover requirement for the 75'-250' zone because that is what is consistently <br /> recommended during rebuild situations. However, it is up to the Planning Commission to <br /> City Council to determine if the hardships you present are valid enough to grant you the <br /> requested variance. <br /> TREE REMOVAL <br /> In order to have a tree removed within the 0-75' zone, an inspection should be set up with <br /> Bruce Vang,the Building Inspector. That inspection can be set up by calling the main <br /> City off'ices number at(952) 249-4600. The inspector determines whether there is a valid <br /> reason to remove a tree. <br />
