� � <br /> a <br /> �� ���� `� Cit� of ORONO <br /> �r', <br /> ` � R�SOLUTION OF THE CITY COUNCIL <br /> NO. 2309 <br /> m .R``-:.,, <br /> ..,g...:., <br /> e s ��`.; <br /> sr.:4..�i_ <br /> A RSSOLOTIOAI GRANTYNG <br /> A VARIANCE TO <br /> ' F4QNICIPAL ZONING CODE <br /> SEC7PION 10.23, SIIBDIVISION 6 (B) <br /> FIL$ #�220 � � <br /> � , �� <br /> �' . <br /> WHEREAS, Robert Koehnen (hereinafter "the applican£`��' is the <br /> owner of the property located at 537 Hanlon Avenue within the City of Orono <br /> (hereinafter °City") and legally described as follows: <br /> Lots 4 , 5, and 6, Block 14, Minnetonka Bluffs, Hennepin County, <br /> Minnesota (hereinafter "the property") ; and <br /> WHEFdEAS, the applicant has applied to the City for a variance to <br /> Municipal Zoning Code Section 10.23, Subdivision 6 (B) to permit the <br /> construction of an addition to fhe existing residence located 22.1' from <br /> the front lot line where a 50 ' front setback is normally required. <br /> NOW, TB:EREFORE, BE IT RESOLVED by the City Council of Orono, <br /> Minnesota: <br /> FIY�DINGS <br /> 1. This application was reviewed as Zoning Fil� #1220. <br /> 2 . The property is located in the RR-1B Single Family Rural <br /> Residential Zoning District. <br /> 3. The Orono Planning Commission reviewed this application on <br /> November 16, 1987, and recommended approval of the proposed variance <br /> based upon the foilowing findings: <br /> A) No location abutting the house is allowable for constructing <br /> an addition without a va�iance. <br /> B) The proposed addition continues the front and rear lines of <br /> • the existing house. <br /> C) The nature of the proposed addition is not out of character <br /> with the surrot�nding neighborhood. <br /> D) The addition W� i1 result in no additional encroachment on <br /> light, air or open space in the neighborhood and will have no <br /> effect on neighboring properties. <br /> 4. The City Council has considered this application including the <br /> findings and recommendations of the Planning Commission, reports by <br /> City staff , comments by the applicant and the effect of the proposed <br /> variance on the health, safety and welfare of the community. <br /> �=:-< ' - ._ _, <br />
