� O� <br /> O O <br /> �d _ - CITY of ORONO <br /> � � � ti <br /> ��� �p'�' RESOLUTION OF THE CITY COUNCIL <br /> 9kESH�g' NO. � �_; r;:: y'; <br /> A RESOLUTION GRANTING PRELIMINARY <br /> APPROVAL OF A PLAT AT <br /> 120 GOLDEN VIEW DRIVE <br /> FILE NO. 2316 <br /> WHEREAS,Mike Hilbelink, (hereinafter the "subdivider") on November 20, 1997, <br /> filed a formal subdivision application with the City for approval of a three lot residential plat of <br /> property legally described as: <br /> Lot 2, Block 1, Hallson Estates, Hennepin County, Minnesota <br /> WHEREAS, after due published and mailed notice in accordance with Minnesota <br /> Statutes 462.358 et. seq. and the City of Orono's Zoning, Platting and On-Site Septic Codes, <br /> the Orono Planning Commission held a public hearing on January 20, 1998, at which time all <br /> persons desiring to be heard concerning this application were given the opportunity to speak <br /> thereon; and <br /> WHEREAS, at their regular meeting held on January 26, 1998, the Orono City <br /> Council considered the subdivision application of Mike Hilbelink noting the following findings <br /> of fact: <br /> 1. The property is located within the RR-1B Single Family Rural Residential <br /> Zoning District requiring a minimum of 2 acres of contiguous dry buildable land <br /> within each newly created lot. <br /> 2. The property contains a total of approximately 7.97 acres, all considered dry <br /> buildable. <br /> 3. The proposed plat contains three residential lots that each contain the 2 acre <br /> minimum. Lots 1 and 2, the newly created lots, contains 2 acres. Lot 3, the <br /> existing building site, contains 3.97 acres. <br /> 4. Access to all lots shall be provided by the existing Golden View Drive. <br /> �. A primary and secondary septic area have been located for Lots 1 and 2. <br /> Page 1 of 4 <br />
