Your application <br /> is incomplete. The following items must be submitted or revised in order for your application to be considered <br /> complete and for the ptan review to continue: <br /> 1. Certificate of Survey. Please provide two copies of an updated, full size certificate of survey which meets all <br /> of the City's survey standards (enclosed)specifically showing: <br /> a. Location of proposed erosion control. <br /> b. A swale established along the southeast corner of the proposed house to maintain drainage on the <br /> property and to not direct additional drainage toward the neighboring structure. <br /> c. Proposed first floor elevation (FFE) <br /> 2. Wetlands. At this time we cannot determine whether the grading is proposed within the buffer. The <br /> surveyor should obtain a copy of the Wetland Buffer and Replacement Plan for Glendale Cove from the <br /> surveyor Gronberg&Associates, Inc.to overly onto the current survey to show the buffer area. <br /> 3. Hardcover Calculations. The property is located in Tier 4 of the Stormwater Quality Overlay District. Please <br /> have the surveyor prepare hardcover calculations showing proposed hardcover. Attached is a copy of our <br /> hardcover information packet. <br /> 4. Floor Area Ratio (FAR). Please calculate the FAR. Attached is a copy of the Developers Agreement which <br /> explains how the calculation is determined. Our initial calculation shows the FAR in compliance, but please <br /> prepare the calculation for our review. <br /> 5. Number of Stories. Based on our review of the number of stories results in the lower level of the home not <br /> meeting City Code definition of a basement; and therefore results in a three story home, which doesn't meet <br /> City Code. Attached is our information sheet on building height. The survey does not have a FFE so based on <br /> the basement floor elevation of 996.3' + 9.5' (distance between basement floor and top of joist) = 1005.8'. <br /> Over 50%of the perimeter of the basement must be 6' or lower than 999.8 (1005.8—6). Please have contour <br /> or spot elevation of the FFE, less 6 feet shown on the survey adjacent to the homes foundation. <br /> 6. Escrow & Escrow Agreement. Permits involving grading and/or review by the City's engineer require <br /> submittal of an escrow and an escrow agreement. The purpose of the escrow is to guarantee reimbursement <br /> to the City for out-of-pocket costs incurred during the review of your plans. Additionally this escrow will <br /> guarantee conformance with City Code Chapter 79 relating to erosion control and stormwater. The required <br /> escrow amount for this project is $2,500. The escrow agreement is enclosed. The property owner must sign <br /> the escrow agreement and submit a check for$2,500. <br />
