The property addressed 960 <br /> Forest Arms Lane is located in LR-1B zoning district and is a "through lot"meaning it has two street/front yards. The <br /> property is limited to 15% structural coverage and is located in Tier 2 of the Stormwater Quality Overlay District <br /> permitting up to 30% of the lot's area to be hardcover. Attached are information sheets on structural coverage, <br /> hardcover and building height for your use. <br /> A swimming pool must be set back 35'from the front and rear property lines; 10'from each of the side lot lines and 10' <br /> from the other structures. Orono's Swimming pool information sheet is attached. <br /> The existing 6' high fence along North Arm Drive is non-conforming can be rebuilt in-kind, i.e. the same location and <br /> height (or lower). Construction of a new 6'section to cross the existing driveway would not be permitted as the code <br /> does not permit new fences exceeding 42" in height within the street yard. A 6' high fence is only legally permitted <br /> between the two 35'street setbacks along the side lot lines. <br /> The survey in the property file is dated 1977 and does not appear to match the current house configuration. Additionally, <br /> there are no hardcover or structural coverage calculations in the file.
