I spoke with Lyle today about your permit. A certificate of occupancy (CO) is required prior to <br /> legal occupation of the new residence. After reviewing your file I have determined that no CO has been issued for the <br /> new residence at 1105 Ferndale Rd W. <br /> An inspection was conducted on your home in May (slip attached) which indicated the construction project was��99% <br /> complete"a follow up was done in August for the inspection on the exterior of the home which was passed, this slip is <br /> also attached. <br /> Successfully passing all the final inspections is one of the last steps toward the issuance of a CO. However, as the <br /> building permit language indicates (attached), an as-built survey is required to be submitted which reflects conformance <br /> with the approved grading plans and establishment of vegetation p�ior to the issuance of a CO. In winter or poor <br /> weather conditions the City has the ability to issue a temporary CO if all of the building code life safety inspections have <br /> been successfully passed and a $10,000 landscaping escrow is provided; no temporary CO has been issued. <br /> Obviously the fastest way to resolve this is to complete the landscaping and provide an as-built survey to the City for <br /> review. I think Jeff was surprised by this response, given that we received CO on the inside <br /> in May, and moved in on May 31. <br /> With the rains and the flooding, there was no way we could finish the landscaping. My recollection is that we talked about <br /> this, that no one could finish their landscaping, etc. until the lake went down. I also spoke with MCWD about this, and they <br /> acknowledged that the flooding had to go down before any landscaping could be done and that there was no reason not <br /> to move in if the house was otherwise done. <br /> Anyhow, I can't undo the past. The water is down, the grading is done and we have put the sprinkler in. The sod should <br /> be in within the next week as well as the trees and bushes. <br /> 1 <br />
