Representing Staff were Assistant City Administrator for Long-Term Strategic Planning Mike <br /> Gaffron,Planning Coordinator Melanie Curtis,and Recorder Jackie Young. Council Member poug <br /> Franchot was present. <br /> Chair Schoenzeit called the meeting to order at 6:30 p.m.,followed by the Pledge of Allegiance. <br /> CONSENT AGENDA <br /> Item No. 6 was added to the Consent Agenda. <br /> Schoenzeit moved,Levang seconded,to approve the Consent Agenda as amended. VOTE: Ayes 5, <br /> Nays 0. <br /> *1. APPROVAL OF PLANIVING COMMISSION MEETING MINUTES OF <br /> OCTOBER 17,2011 <br /> Schoenzeit moved,Levang seconded,to approve the minutes of the Orono Planning Commission <br /> meeting of October 17,2011. Chair Schoenzeit requested that the fourth paragraph under Consent <br /> Agenda be changed to read Item No.5 instead of Item No.4,and the first line of the fourth <br /> paragraph under Item 2 read 38 feet instead of 28 feet. VOTE: Ayes 5,Nays 0. <br /> NEW BUSINESS <br /> 2. #11-3530 MIKE SEELAND ON BEHALF OF RYAN COMPANIES US,INC.,2725 <br /> WAYZATA BOULEVARD WEST,CONDITIONAL USE PERMIT,6:34 P.M.-7:29 P.M. <br /> Mike Seeland,Property Resources; Casey Hankinson and Pat McCann,Ryan Companies,were present. <br /> Ben Gozola, stated the applicant is requesting a conditional use permit to repurpose the 96,414 square <br /> foot building located at 2725 Wayzata Boulevard for use as mini-storage. <br /> Gozola depicted the layout of the site on the overhead. The area to the south is slated for future industrial <br /> development. There is currently parking on the north and eastern portion of the building. To the south is <br /> an area of hard packed gravel and some debris. Removal of the debris would be required as a condition <br /> of approval. There is also a fair amount of vegetation to the east of the building. To the north there is <br /> some pole lighting. The additional lighting would be similar to what currently exists. The area in red <br /> depicts the fencing. <br /> A one-employee office fronting Highway 12 would be used to manage the site, sell retail packing goods <br /> such as boxes, and would be used to rent out Budget moving trucks and the mini-storage units. A portion <br /> of the building,along with an area currently dedicated for parking,would be repurposed for outdoor <br /> storage. An existing business, Core Tubes,LLC,would remain in their current location but would <br /> � transition to additional interior mini-storage units once they leave. The areas in green depict the existing <br /> lighting on the site. Additional lighting would be added towards the rear of the building. <br /> Page 1 <br />
