To: File - �50 East Long Lake Road <br /> From: Mike Gaffron <br /> Date: July l 6, 2008 <br /> I met today with property owner Maury Taylor and architect Bruce Schmitt, engineer <br /> Peter Knaeble and surveyor Mark Gronberg to discuss possible options for the property. <br /> Site is approximately 4-1/2 to 5 acres after excluding road and wetland. East Long Lake <br /> Road exists along the western and northern periphery of the property as a prescriptive <br /> right-of-way of undefined dimension. <br /> Owner is looking at options for dividing the property in order to sell it, as the house is <br /> very large. The group was advised that: <br /> - subdivision to create a new 2-acre single-family lot will be difficult due to the existing <br /> home being centrally located on the property; <br /> - any proposal to divide the existing house into two or more individual dwelling units far <br /> sale as condominiums would as a minimum require a rezoning, perhaps to RPUD, as well <br /> as a Comp Plan Amendment; <br /> -the property is located in a 2-zcre zone and the likelihood of the City Council approving <br /> a change to allow density greater than 1 dwelling unit per 2 buildable acres is unlikely; <br /> - because proposals to divide the house would not be allowed under the current zoning or <br /> Comp Plan guiding, the appropriate initial starting point to pursue this would be a formal <br /> comp plan amendment application, but only after the owner makes initial contact with <br /> councilmembers and determines there is some level of support (comp plan amendment <br /> requires a 4/5 vote) <br /> - issues that would come up may include but are not limited to: <br /> - sewer capacity <br /> - road right-of-way <br /> - impact on Met Council density calculation <br /> - access layout, driveway vs private road width <br /> - etc. <br /> I would not consider this as a pre-application meeting; rather, it was an exploration of <br /> ���h,�il � , , ,. � �- ��,t , <br /> .— �, <br /> . x,. . .....�..,.. ..., . _...._. . � x :.
