SECTION 10.23, SDBDIVISION 6 (B) <br /> FILE #1220 <br /> WHER$AS, Robert Koehnen (hereinafter "the applicant") is the <br /> owner of the property located at 537 Hanlon Avenue within the City of Orono <br /> (hereinafter "City") and legally described as follows: <br /> Lots 4, 5, and 6, Block 14, Minnetonka Bluffs, Hennepin County, <br /> Minnesota (hereinafter "the property") ; and <br /> WHEREAS, the applicant has applied to the City for a variance to <br /> Municipal Zoning Code Section 10.23, Subdivision 6 (B) to permit the <br /> construction of an addition to the existing residence located 22.1' from <br /> the front lot line where a 50 ' front setback is normally required. <br /> NOW, THEREFORE, BE IT RESOLVED by the City Council of Orono, <br /> • Minnesota: . <br /> FINDIPIGS <br /> 1. This application was reviewed as Zoning File #1220. <br /> 2. The property is located in the RR-1B Single Family Rural <br /> Residential Zoning District. <br /> 3. The Orono Planning Commission reviewed this application on <br /> November 16, 1987, and recommended approval of the proposed variance <br /> based upon the following findings: <br /> A) No location abutting the house is allowable for constructing <br /> an addition without a variance. <br /> B) The proposed addition continues the front and rear lines of <br /> the existing house. <br /> C) The nature of the proposed addition is not out of character <br /> with the surrounding neighborhood. <br /> D) The addition will result in no additional encroachment on <br /> light, air or open space in the neighborhood and will have no <br /> effect on neighboring properties. <br /> • 4. The City Council has considered this application including the <br /> findings and recommendations of the Planning Commission, reports by <br /> City staff, comments by the applicant and the effect of the proposed <br /> variance on the health, safety and welfare of the community. <br /> Paa� t c�f 3 <br />
