I have reviewed our <br /> files regarding sewer and water assessments and find that your property was <br /> assessed for two municipal water units, and was assessed front footage for <br /> the municipal sewer lines. If the City Council ultimately was to approve <br /> conversion of your existing cabin to a guest house use, your connection <br /> charges for connection to City water would be merely the cost of a Fermit <br /> and water meter (currently totaling about $150.00) in addition to whatever <br /> you are charged by your Flumber for actually making the connection to the <br /> City water main. <br /> Your sewer connection costs would include a $225.00 sewer unit charge <br /> Flus the Sewer Availability Charge assessed by the Metropolitan Waste <br /> Control Commissicn, which currently is $�75.00 , plus whatever your <br /> contractor charges to physicaliy make the connection. There were two sewer <br /> stubs provided to your property (as-built map attachec�) when the sewer was <br /> constructed. <br /> Regarding the use of the cabin as a guest house, I ha�e enclosed a <br /> copy of the conditional use Fermit apFlication, and the aFproFriate code <br /> sections. I must advise you that both the lot width and lot area of your <br /> property would agpear to bE substandard for a guest house unit, since the <br /> City's hi�toric agF-rawa 1�- of - such uscs re�uires that the guest house <br /> struct�lre be loc�ted on a property twice as large as that needed for a <br /> singl� residencc�. I� effect, a secon� 1/� a�r� is normatl� required in <br /> order to h�.ve a guest ?�cuse where the zoning district requires 1/2 acre for <br /> the pr�.rcipal r�sidentie cn t�e- FroFerty. Sirc� your lot i.s in a 1/2 acre <br /> zoning distr�ct and . is ju��t Y�arely 1/2 acre in actual area, variances <br /> would be required in o�aer for. the Ccu-nci ? to grant your cc�nditional use <br /> permit.
