Hilbelink and John Vogt (hereinafter <br /> "the applicants") filed a formal subdivision application with the City <br /> on December 5, 1986 for the platting of six lots of a property legally � <br /> described as Lots 2 and 3, Block 1, Peterman Addition (hereinafter <br /> "the property" ) ; and _ <br /> WHEREAS, after due published and mailed notice in accordance <br /> with Minnesota Statues 462.358 et. seq. and the City of Orono Zoning <br /> and Subdivision Codes, the Orono Planning Commission held a public <br /> hearing on January 20, 1987, at which time all persons desiring to be <br /> � heard concerning this application were given the opportunity to speak <br /> thereon; and <br /> WHEREAS, at their regular meeting held on February 9, 1987, <br /> the .Orono City Council considered the subdivision application of the <br /> � applicants noting the following findings of fact: <br /> 1. The pr�perty is located within the RR-1B Single Family Rural <br /> Residential zoning district requiring a minimum of 2 acres of dry <br /> contiguous land within� each newly created lot. <br /> 2. The property has a total of 14.86 acres of dry contiguous <br /> . land. . <br /> 3. Al1 six lots shall be served by a private road for which the <br /> �` placement and curb cut have already � been approved in a previous <br /> plat. , � <br /> � 4. A1 1 lots meet the required 200 feet width adjacent to private <br /> road and at the front yard setback line. <br /> 5. A single family residence can be constructed on all proposed <br /> lots without the need for further variances. <br /> ; 6.
