Kamm, Jr. the subdivider; and <br /> WHER$AS, Lot 2 of the subdivision requires a variance to the <br /> public street frontage requirement, containing 75 feet of frontage where <br /> � 200 feet of frontage is normally required, and Lot 1 of the subdivision <br /> requires a street frontage variance because it has no frontage on a public <br /> street but fronts on a private road; and <br /> WHEREAS, the subdivision has been found to meet all other <br /> standards of the RR-1B zoning district� finding that each lot is of a size <br /> and configuration that will al l.ow its use as a single family residence to <br /> be fully developed without the need of any further variances; and <br /> Tn7HEREAS, the subdivider has completed all requirements of the <br /> platting regulations of the City, including: <br /> l. Completion of all the requirements of Resolution No. 1989. <br /> 2. Dedication on the plat of right of way for public street shown as <br /> North Ferndale Road. <br /> 3. Payment to the City of a Park Dedication Fee in the amount of <br /> $200.00. <br /> 4. Payment to the City for the legal review and filing of the plat, <br /> easements and covenants in the amount of $75.00. <br /> NOW, THEREFORE, BE IT RESOLVE� that the City Counci 1 of the City <br /> of Orono hereby approves the plat of Lydiard Hills, Hennepin County, <br /> Minnesota; subject to the following conditions: <br /> � 1. Lot 2 shall access onto North Ferndale Road at a location to be <br /> approved by the Public Works Department. <br /> � Page 1 of 2 <br />
