The principal structure setbacks are 30 <br /> feet front and rear and 10 foot side yard . According to Hennepin County the lot is 0.36 of an acre. The lot width is 100 <br /> feet according to a survey dated 9-18-2013. The property is located in Tier 2 of the Stormwater Quality Overlay District <br /> which allows 30%of the gross area of the lot to be covered in hardcover. However, because this lot is less than .50 of an <br /> acre, it is considered a legal, non-conforming lot. <br /> Wetland. Based on our wetland map, it appears there is a wetland within the subject property. Wetlands within 150 <br /> feet of a project require a wetland delineation. A wetland delineation is submitted to the Minnehaha Creek Watershed <br /> District (MCWD) for their approval. Once the MCWD approves the delineation the exact boundary of the wetland must <br /> shown on a certificate of survey. Orono City Code requires a 35 foot setback from any wetland for structures or <br /> hardcover. For additional information on the wetland you can call the MCWD at 952-471-0590. <br /> Hardcover Calculations. The property is located in Tier 2 of the Stormwater Quality Overlay District, however,without <br /> variances and pursuant to City Code Section 78-72(c)(1),the property is limited to 25%of the gross area of the lot to <br /> be covered in hardcover.
