RESOLUTION OF THE CITY COUNCIL <br /> L�S � 4��' / N 0. � � '� =� " <br /> kESYi� . . <br /> A RESOLUTION APPROVING THE PLAT i' <br /> OF CARRIAGE HILL <br /> FILE NO. 249� <br /> �VHEREAS, the City of Orono is a municipal corporation organized and existing <br /> under the laws of the State of Minnesota; and <br /> `ti�iEREAS, the City Council of the City of Orono has adopted subdivision <br /> re�ulations for the orderly, economic and safe development of the land within the City; and <br /> WI�REAS,the City Council has considered the application for a subdivision of a <br /> six lot plat by Steven R. Bohl, Bohland Development, Inc. hereinafter ("the subdivider"); and <br /> WHEREAS,the subdivision has been found to meet the intent of the RR-1B, Single <br /> Family Rural Residential Zoning District,finding that each lot is of a size and configuration that w-ill <br /> allow its use as a single family residence to be fully developed by granting lot�vidth variarices to <br /> Lots 3 and 4, �vhere 200' is the minimum lot width requirement; and <br /> WHEREAS, #he subdivision includes an exchange of properties by lot line <br /> rearrangement bet�r•een the subdivider and Keenan G. Richardson and Jean Ledell Richardson, <br /> o�vners of property located at 1000 Willow Drive South(PID 10-117-23 21 0004) legally described <br /> in Exhibit B; and <br /> `VHEREAS, the subdivider has completed all requirements of the plattin� <br /> regulations of the City, including: <br /> 1. Completion of all the requirements of Resolution No. 4267. <br /> 2. � Dedication of drainage and utility easements. <br /> 3. Dedication to the City of flowaae and conservation easements providing for <br /> limitations on the use of the wetlands described therein as shown on the plat as <br /> "draina?e easement." <br /> 4. Dedication to the City of right-of-way for Willow Drive South and Brown Road <br /> South. � <br /> 5. Payment to the City of a park dedication fee of$29,400. <br /> Page 1 of 7 <br />
