CITY of ORONO <br />RESOLUTION OF THE CITY COUNCIL <br />NO. 4 0 l 3 <br />A RESOLUTION APPROVING THE PLAT <br />OF WINDS REACH ESTATES <br />FILE NO. 2306 <br />WHEREAS, the City of Orono is a municipal corporation organized and existing <br />under the laws of the State of Minnesota; and <br />WHEREAS, the City Council of the City of Orono has adopted subdivision <br />regulations for the orderly, economic and safe development of land within the City; and <br />WHEREAS, the City Council has considered the application for a Class III <br />subdivision of a two lot plat by Dennis L. Platteter and Ursula Platteter hereinafter (the subdivider); <br />and <br />WHEREAS, per Resolution No. 3990 of the City of Orono, the City Council <br />approved the preliminary plat application for the two lot residential subdivision on October 27, 1997; <br />and <br />WHEREAS, the subdivision has been found to meet all standards of the RR-lB, <br />Rural Residential Zoning District, finding that each lot is of a size and configuration that will allow <br />its use as a single family residence to be fully developed without the need of any variances; and <br />WHEREAS, the subdivider has completed all requirements of the platting <br />regulations of the City, including: <br />1. Completion of all the requirements of Resolution No. 3990, the resolution of the City <br />granting preliminary approval of the plat. <br />2. Creation of a flowage and conservation easement and waiver of damages. <br />3. Dedication for public use road, drainage and utility easements. <br />4. Payment to the City of a park dedication fee of $6,000. <br />5. Payment to the City of $200 for legal review and filing fees. <br />Page 1 of2
