CITY of ORONO <br />Post Office Box ti6eCrystal Bay, Minnesota 65323• Municipal Offices <br />On the North Shore of Lake Minnetonka <br />October 8, 1985 <br />Jeffrey Martineau <br />Edina Realty <br />15200 Wayzata Blvd. <br />Wayzata, MN 55391 <br />Re: 1920 Country Club Road <br />Dear Mr. Martineau: <br />This letter is in response to your request for information <br />regarding the septic system at 1920 Country Club Road in Orono. <br />This property has been inspected three times by the City. <br />In 1978, the inspection noted no discharge to the surface and no <br />apparent problems with the system, although the exact location of <br />tanks and drainfield was (and remains) unknown. On June 20, <br />1984, Field Inspector Lyle Oman noted the drainfield was dis- <br />charging near the road southwes,: of the house. In July 1985 Oman <br />re -inspected the property, noLing the discharge was no longer <br />occurring and it looked as if nc w grass or sod was growing in the <br />previous discharge area. <br />During the summer of 1985 I received a call from a concerned <br />resident of the Country Club Lakeview Terrace neighborhood who, <br />after seeing a For Sale sign on the property, made me aware that <br />the sewer system for 1920 Country Club Road had only quit dis- <br />charing when the number of people in the household decreased to <br />one or two. <br />Based on the above information, it is my opinion that the <br />septic system serving 1920 Country Club Road is likely inadequate <br />to serve more than one or two people. If a larger number of <br />people occupy the house, the system has a high potential for <br />failure. <br />If and when the system fails again, the City will be obliged <br />to require that the owner repair or replace the system. Orono <br />does not have a housing code, and there is no Orono Code require- <br />ment which forces upgrading of a septic system when a house is <br />sold.
