I visited the site on Friday, and I think that <br /> there may be some wetland fringe on the creek.There is a plateau next to the creek near the culvert,that I think may be <br /> wetland. It is very possible that it would not delineate as wetland, but I cannot say with confidence that it is not wetland. <br /> It does meet 2 of the 3 wetland characteristics (I did not dig a soil pit, so I don't know about the 3rd), but I am not sure if <br /> it would be delineated as part of the stream or as wetland fringe. So,when you build on the lot you have two options. <br /> 1. Get a wetland delineation which will either determine that there is not a wetland on site, or will determine the <br /> boundary and type of the wetland. Delineations are typically a couple thousand dollars. <br /> 2. Set a wetland buffer based on the top of the slope down to the creek.To do that, we would measure 25 feet <br /> from the top of the slope and then set the buffer at that location.You would lose more of your yard that way, <br /> but you would not need a delineation. <br /> For your reference, wetlands buffers must be vegetated, and you may keep the existing vegetation,you just may not <br /> mow or fertilize it.
