Minnm,ta .55IN-Municipa1 Ofres <br />On the ,Vorf Jiwr(, of Lake .%finnetunka <br />February 2, 1993 <br />Mr. Jeffrey Martineau <br />Eberhardt/Fox Herfurth Realty <br />Wayzata, Mn. 55391 <br />RE: 3770 Bayside Road <br />Dear Jeff: <br />As per our recent conversations regarding the access for this property, <br />I will state for the record that as Septic System Inspecm r I am <br />opposed to any excavation of a driveway south or southeast of the <br />existing garage since this would severely licit the future capabilities <br />of the lot for use as drainfield. As you may know, in this 5 acre <br />zoning district, Orono Code Standards recommend that 10,000 square <br />feet of suitable area be set aside for drainfield use. <br />-he attoched sketch shows that, excluding a minimum 50' well setback <br />ar,d 10' property line setback, much less than 10,000 square feet is <br />available even without drivewav changes. Driveway excavation would <br />only decrease this small area, and since Orono has no plans to provide <br />sewers t) this location, any further encroachment on possible drain - <br />field area is unwise. <br />As I see it, 2 reasonable options exist. First the City has no objection <br />to continuing the existing access by easement; Secondly, a 30' platted <br />alley adjacent to and west of the property might provide an access to <br />Bayside Road allowing use of the garage as it exists. The City Council <br />would have to approve a formal application for your use of this alley <br />as an access and major excavation would be needed. <br />I would also recommend that the 4 lots involved be combined for tax <br />purposes, since they are under common ownership, and considered as a <br />single building site. <br />If you have further questions on this, please contact Zoning Administrator <br />Jeanne Mabusth at 473-7357. <br />Sincerely,, <br />Michael P.
