<br /> We have reviewed the revised site plans dated 10-29-01 for the proposed Orono Woods Apartments. The site
<br /> is located in the northwest quadrant of Wayzata Boulevard(T.H. 12) and North Brown Road. We have the
<br /> following comments with regards to engineering matters:
<br /> • The site plan provides some signing and striping information.The plans should include appropriate
<br /> signing and striping for right-in/right-out turning movements at the access onto T.H. 12.
<br /> • The access grades have been improved to provide a landing area of 2 percent as previously requested.
<br /> • A note has been added to the grading plan stating that the retaining wall will be engineered and built
<br /> by others. These plans should be submitted for review prior to construction.
<br /> • We have not received pavement calculations or a geotechnical analysis as discussed at our 10-16-01
<br /> meeting. When these are submitted we will provide our comments.
<br /> • The storm sewer between Inlet 2 and CB-14 should be RCP.
<br /> • A profile over the water main should be provided to verify hydrants are located at high points in the
<br /> system.
<br /> • A sanitary manhole should be installed where the 8-inch building service connects to the relocated
<br /> sanitary sewer main.
<br /> • A gate valve should be added to the water main east of the proposed 8"x8"cross.
<br /> • We have not received any correspondence from MnDOT regarding the existing pond capacity.
<br /> Confirmation that the existing pond capacity is adequate is necessary prior to plan approval.
<br /> • Any sanitary sewer with less than 7-feet of cover shall be insulated.
