R <br /> ‘ , <br /> __:.„ <br /> 7-- O <br /> ' V <br /> ,. <br /> 7/O O1 CITY of ORONO <br /> 1.,,,l 34 C,G~ RESOLUTION OF THECITY COUNCIL <br /> �kESHO� N0. 4 0 '- <br /> Draft 9/27/01 <br /> Revised 10-18-01 <br /> A RESOLUTION GRANTING <br /> GENERAL DEVELOPMENT PLAN APPROVAL <br /> FOR PLANNED UNIT DEVELOPMENT NO. 2 <br /> FOR ORONO AMBAR,L.L.C. <br /> AND APPROVING THE PLAT OF ORONO AMBAR <br /> - FILE #2640/2641 <br /> WHEREAS, the City of Orono is a municipal corporation organized and existing <br /> under the laws of the State of Minnesota; and <br /> WHEREAS,the City Council of the City of Orono(hereinafter"City Council")has <br /> adopted subdivision and land development regulations for the orderly, economic and safe <br /> development of land within the City; and <br /> WHEREAS, the City Council has considered the application by Orono Ambar, <br /> L.L.C. for subdivision and development by the Planned Unit Development process of property <br /> located within Outlot F, Sugar Woods, Hennepin County, Minnesota; and <br /> WHEREAS, on March 12, 2001 the City Council adopted Resolution No. 4619 <br /> granting General Concept Plan Approval for the proposed development, which approval includes <br /> the following elements: <br /> 1. Subdivision platting of Outlot F to create two developable building lots; <br /> 2. Rezoning of each newly created lot; Lot 1 rezoned from B-1 Retail Sales Business <br /> District to B-6 Highway Commercial District,and Lot 2 rezoned from B-1 to RPUD <br /> Residential Planned Unit Development District. <br /> 3. Comprehensive Plan amendment to re-guide Lot 2 from Commercial to Residential <br /> use. <br /> 4. Commercial site plan approval and conditions for proposed office building on Lot <br /> 1. <br /> 5. Residential site plan review and conditions for proposed senior housing building on <br /> Lot 2. <br /> 6. Use of TIF financing for development of Senior Housing on Lot 2; and <br /> WHEREAS, on October 24, 2001 the Metropolitan Council is expected to grant <br /> Page 1 of 6 <br />
