Proposed is a <br /> rezoning for the two properties from B-1, Retail Sales Business District to B-6/PUD (for office use of the <br /> proposed west parcel)and RPUD/PUD(for multi-family residential use of the proposed east parcel). The <br /> intended use of the properties are a 3 story 70 unit senior housing project and a 23,000 s.f. office building. <br /> The proposed residential use of the property would require a Comprehensive Plan Amendment as the <br /> property is not guided for residential use in the 1980 Plan or the proposed Comprehensive Plan(CMP). The <br /> City has a Highway 12 PUD procedure and a Highway 12 rezoning procedure established that provide the <br /> process the review requires. <br /> Issues for Council Discussion <br /> There are three primary issues for Council discussion as a continuation of the Work Session held on <br /> December 7, 2000. See the attached summary of Work Session discussion. <br /> 1. Site plans and use ofthe property as residential/commercial. Frank Dunbar will be submitting a new <br /> plan reducing the number of residential units from 70 to 62. <br /> 2. RPUD zoning district(this item will be discussed as a separate agenda item) <br /> 3. TIF financing. <br /> COUNCIL ACTION REQUESTED <br /> Provide direction to the applicant on the 3 items listed above. Staff will prepare a letter requesting an <br /> extension of the 60 day application deadline. <br />
