Side setback variance to allow a side setback of 18' at the southeast corner of the
home when 30' is normallrequired and 18' currently exists_
2. Approval of the side setback as the existing setback is non-conforming and no
additional living space is being proposed.
2. Approval of the averaae lakeshore setback variance as the home was constructed in
1950 and the proposal doesn't include any expansions. Also_ tte raised roof will not
affect any sightlines as an eYisting tree line currently covers the southern property
boundary.
3. Approval of the hardco-er ariance due to the square footaae of removals being
greater then the square footage of additional hardcover brinaina the lot closer to
conformance.
Pertinent Zoning Ordinance Sections
Sec. 78-305.
