3 `10 110 Lk= b2 N <br /> e:\\(% <br /> • CITY of ORONO <br /> li1 �G� RESOLUTION OF THE CITY COUNCIL <br /> `1R-A13D1v NO. 4859 <br /> A RESOLUTION APPROVING THE <br /> PLAT OF WILLOWFIRE ADDITION <br /> FILE NO. 02-2755 <br /> WHEREAS, the City of Orono is a municipal corporation organized and existing <br /> under the laws of the State of Minnesota; and <br /> WHEREAS, the City Council of the City of Orono has adopted subdivision <br /> regulations for the orderly, economic and safe development of land within the City; and <br /> 'WHEREAS,the City Council has considered the application for a subdivision of a <br /> two-lot plat by the City of Orono (hereinafter"the subdividers"); and <br /> WHEREAS, the subdivision has been found to meet the pertinent standards of the <br /> RR-1B, Single Family Rural Residential Zoning District and the intent of the 2000-2020 Orono <br /> Community Management Plan(CMP), finding that Lot 1 is of a size and configuration that would <br /> allow its intended use for a municipal fire station, and that Outlot A is of a size, configuration and <br /> accessability to allow its potential future development upon replatting for the density of housing <br /> guided for this area in the CMP; and <br /> WHEREAS,the subdivider has completed or has agreed to complete all requirements <br /> of the platting regulations of the City, including: <br /> 1. Completion of all the requirements of Resolution No. 4769, the resolution granting <br /> preliminary approval of the Class III subdivision. <br /> 2. Dedication on the plat of standard perimeter drainage and utility easements. <br /> 3. Provision ofdrainage calculations for pre-and post-development stormwater quantity <br /> and quality conditions, and design of stormwater and drainage improvements and <br /> facilities. <br /> 4. Designation and dedication of drainage easements over the stormwater pond within <br /> the plat. <br /> Page 1 of 4 <br />
