The property is located in Tier 1 of <br /> the Stormwater Quality Overlay District which allows up to 25%of the gross area of the lot to be covered in <br /> hardcover. Please note since this property is platted into the lake the hardcover calculation is based on the actual land <br /> measured starting at the ordinary high water level and landward. <br /> Attached is a copy of the survey on file from 2001. I have highlighted the sewer line and the 75' setback line. Also <br /> attached is a copy of the hardcover from 2002. Looking at an aerial photo there are some discrepancies, driveway in a <br /> different location, detached garage remains and on survey it showed it was to be removed, etc. Also, the attached <br /> survey doesn't indicate if there is an easement over the sewer line. A title search will need to be done. If there is no <br /> easement over the sewer line the City requires a minimum of 10' clearance on either side of the line. <br /> A pool must be setback behind the average lakeshore setback line. Reference City Code Section 78-1279 for Placement <br /> of Structures on Lots. <br /> Attached is the City's information packet on hardcover which includes hardcover calculation worksheets. Pools and pool <br /> decking are hardcover. The pool setback is based on the size of the pool and the zoning district.
